3 top tips for and buying SEVERELY undervalued properties

Tip 1

This is probably the most important tip that I have ever learned as a successful property entrepreneur:

“You are a marketer FIRST and foremost and a property entrepreneur SECOND”

Yep that’s right. Its not a typo. You are not a property entrepreneur any more. You are not a developer and you are not an investor either? You are a marketer!

“What in the world has marketing got to do with property?”

Marketing has EVERYTHING to do with property.

If you cannot even generate a consistent stream of motivated seller leads how on earth do you expect to find and buy genuinely undervalued bargain properties?

Finding motivated sellers (or preferably having them come to you) takes a little time, marketing skills and effort. You need to let everybody know about your services as a quick cash buyer of property in your area.

For you to excel as a finder of motivated sellers in your area you need to do the things that that estate agent does (albeit on a smaller scale and geared towards a different audience) on a regular basis.

For example, the agent may have his or her ‘for sale’ boards outside a property to advertise their business ? you could have “we buy houses quickly, call xxxx” written on the side of your car.

You can put cards in your local supermarket bulletin board and you can even distribute “quick cash paid” leaflets! How about a “properties purchased quickly” classified advertisement in your local newspaper?

Have you thought of getting a “properties purchased quickly” website built for your property business? These are all simple, and very cost effective marketing techniques that you can start using TODAY… RIGHT NOW – to find motivated sellers of bargain properties in your area!

Tip 2

Finding that real STEAL of a deal takes time and effort.

As an ex finder and full time investor, I used to spend 90% (I’m not kidding) of my productive time searching for deals and making new contacts.

I would read all the local papers, order all the auction catalogues and continually scour the Internet for motivated sellers. I would read property related books and touch base with my mentors whenever I could?

Sometimes, I would go for a month without doing a single deal. Other times, I have acquired 4 properties on the same road, on the same day.

“What is your point?”

Oh yes, almost lost you there didn’t I? My point is that finding GREAT deals takes time and effort. You may have heard stories of developers (or seminar ‘teachers’) who regularly pick up properties within a blink of an eye and thought “finding great deals is easy!”?

Let me tell you why they make it look so easy:

– He or she has spent many years cultivating the ‘right’ contacts. These contacts have worked successfully with this person in the past, so they are very happy to approach him or her with juicy deals on a consistent basis.

– The developer will be able to raise the appropriate level of finance quickly and painlessly.

– The developer knows a deal when he sees one. An experienced developer instantly recognizes the ‘scent’ of a good lead and doesn’t waste any time following it up (his superior market knowledge gives him the confidence he needs to make this important first step).

– The developer only needs to pick up the phone and speak to one of his many contacts in the business for advice or introductions as and when the need arises.

As a beginner in the business, you will have very few (if any) of these valuable resources at your

disposal. If you currently have some relevant contacts in the business (mortgage broker, builder, surveyor, architect etc) then I can guarantee you will have a significant advantage over the complete ‘virgins’.

Do not despair if you are starting out with few or no contacts – there is still hope! Over the next few months I will show you how to market yourself just like a big ?property pro’ without spending anything like the kind of money they cough up (in fact you’ll do most of your marketing for free or for very little cost)

Here are some ideas quick and simple ideas for you:

– Get a professional website designed which you can mention in your advertising to potentially desperate home owners. A website costs very little to put together and with the right marketing knowledge can make you an absolute fortune through the deals it can bring you.

I strongly recommend you get yourself a website if you do not already have one because they’re an automatic 24/7 sales tool you can use to find you bargain properties while you are free to do other things.

- Always try local family and friends first. They may be able to recommend a good professional they have used in the past (one of your extended family members may even work in the property business ? you’ll never know until you put the word out).

– Take the initiative and speak to local estate and letting agents. They will be very familiar with the quality operators in your area (solicitors, builders, brokers, handymen etc).

– Join any local property organisations or groups

- Call up some of the “quick cash paid” adverts in the classified section of your local newspaper.

Ask to speak to the main man (or woman) and buy that person lunch. Discuss your ideas with him or her, and do not be afraid to ask for advice, mentoring or even a partnership!

– Start your own property group/organisation.

Gather local developers and investors together once a month for an informal networking session over lunch (or evening drinks).

Tip 3

Brian Tracy once said ? “If you want to fly with the Eagles stop wasting your time with Turkeys”.

To put this in context, my old friends and associates here in Leicester have always been content with working 9 hours a day, to make somebody else rich.

They see business and entrepreneurial activities as ‘risky’. Although they never actually said it to my face I knew they seriously doubted my chances of retiring through property before the age of 25.

Now, I do not mean any disrespect to them at all (they are still my friends), but I soon realised that I needed to associate with like minded people if I wanted to make it in this business. I HAD to seek out successful, experienced property mentors.

As soon as I have made the conscious decision to attract mentors into my life, I started to meet the people that would eventually teach me the secrets of property success.

My life changed for the better soon after, and I achieved my goal within 1 year. I now spend every spare moment I can either on the phone to my mentors (and potential mentors) or meeting them in person and discussing new businesses and ideas.

You MUST seek out and befriend experienced mentors if you want to succeed through property. You cannot succeed in this business without experienced people to turn to when you need help and guidance.
